If your property sustained damage equal to or exceeding 20% of the value, we strongly encourage you to complete and forward a Form 425 (Report of Destroyed Real Property) to have your value looked at.

The forms have to be submitted on or before July 15, 2024, so there is plenty of time and filing is not urgent.
The form MUST be completed by the owner and a separate form for each parcel is required. The form must be filed with the County Clerk and the County Assessor. You can email the form to form425@douglascounty-ne.gov.

In 1969, the Homestead Exemption Act was passed to provide property tax relief to certain owners of residential property. Back then, it provided for an exemption of $800 of actual value for residences valued at $4,000 or more. The homestead exemption benefits have changed over the years and currently provide for an exemption of all or part of real property taxes for individuals 65 or over with limited income, veterans and individuals with certain disabilities.
The Douglas County Assessor/Register of Deeds office encourages any property owner in Douglas County who feels they may qualify for the Nebraska Homestead Exemption to file an application by June 30.
